Abbey Solicitors Conveyancing Fees Guide

Abbey Solicitors charges the following fixed fees in relation to Conveyancing Transactions. Cost Estimates are provided for individual cases and may be higher should there be additional complexity to the case, for example, if there is a Fault in the title or there is Shared Ownership.

Residential Conveyancing Fees quoted in the above tables are all subject to VAT which is currently charged at 20%. Unless otherwise stated all figures are subject to VAT.

The fixed fee quoted includes the submission of the Stamp Duty Land Tax Return. Stamp Duty is charged at the relevant current rate imposed by the HMRC.

In addition to the fixed fees quoted, there is an additional charge of

£30 plus VAT for the Electronic Transfer of money

£6 plus VAT for online verification of identification required to comply with the Anti Money Laundering Regulation.

Disbursements.

A disbursement is money that is incurred and charged on the Client’s behalf.

We simply charge you the fee that we get charged with no uplift. Indicative prices for such charges are shown below.

Local Authority Search Fee: £189

Land registry priority search: £3

Land Registry Fees: £95

Further additional searches may be conducted on your behalf, including Environmental Searches; the prices for each will be provided before they are incurred.

Buying and selling property is a stressful process and we at Abbey Solicitors are here to help you through the process with our expertise and knowledge.

We will deal with all aspects of the purchase, sale, and remortgage of your property. We will liaise with estate agents, lending institutions and other parties solicitors to ensure the smooth conveyance of your property.  We do not provide financial advice and we are not qualified to do so.  Our fees assume the following:

  1. This is a standard transaction and no unforeseen matters arise including for example, but not limited to, a defect in the title that requires remedy before completion or the preparation of additional documents.
  2. This is the assignment of an existing lease, not the grant of a new lease.
  3. The transaction is concluded promptly and no unforeseen complications arise.
  4. All parties to the transaction are cooperative, and there is no unreasonable delay from third parties providing relevant documentation.  
  5. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

The exact stages involved in the purchase of a residential freehold property vary according to individual circumstances. However, we have outlined the key stages that are likely to apply:

  • You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved.
  • We check if finances are in place to fund purchases and contact lender’s solicitors if needed
  • We receive and advise on contract documents
  • We carry out searches on the property
  • We obtain further planning documentation if required
  • We make any necessary inquiries of the seller’s solicitor
  • We give you advice on documents and information received
  • We will go through the conditions of the mortgage offer
  • We send the final contract to you for your signature
  • We agree on a completion date (the date from which you own the property)
  • We exchange contracts and notify you that this has happened
  • We arrange for all monies needed to be received from the lender and you
  • We complete your purchase
  • We deal with payment of Stamp Duty/Land Tax
  • We deal with applications for registration at the Land Registry

The exact stages involved in the sale of a residential property vary according to individual circumstances. However, we have outlined the key stages that are likely to apply:

  • You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved.
  • We supply information to you and others involved with the transaction.
  • We check the title of the property you are selling to ensure you are the rightful owner.
  • We deal with questions and inquiries raised by your buyer’s Solicitors.
  • We approve the transfer deed to the buyers of your property.
  • We report and provide information to you relating to the property you are selling.
  • We give you advice on all documents and information received relating to the sale.
  • We send the final contract to you for signature.
  • We agree on a completion date (the date on which you sell the property).
  • We exchange contracts with the buyer and notify you that this has happened.
  • We complete your sale and account for the proceeds or receive from you any monies required to complete the sale.
  • Dealing with all post-completion matters, particularly repaying any outstanding mortgages or loans.

The precise stages involved in the re-mortgage of a residential property vary according to the circumstances. However, we have outlined the key stages that are likely to apply:

  • You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved.
  • We obtain documents from HMLR to check the title of the property.
  • We obtain and review your new Mortgage Offer and send to a report.
  • You return the signed Mortgage Deed and Building Insurance to us.
  • We obtain a redemption figure for your current mortgage.
  • We draw down the funds from your new mortgage and complete the transaction.
  • We deal with the application for registration at the land registry.
